• First Meeting

  Getting to know each other. Introduction to our company. General information about the real estate market situation. An overview of the Real Estate Market in Albania by our agents. General information about cities and areas of interest. Based on your requirements as a client we will show properties in your favorite cities.  The agent prepares a preliminary list of properties to visit and a detailed plan for the property tour in accordance with client’s criteria’s and necessities.

• Free Property Tour

  The agent based on the time table fixed with the client on first meeting start the property tour, showing to the client all the properties. During the tour the agent explain to the client the characteristics, gives all details for each property and also answers any question that the client might have. If it’s necessary, the agent can organize meetings with specialists who can give explanations on different systems or building techniques used on specific properties.

  On the end of the property tour the client receives a file with printed documents including property plans, property information for all properties visited. If is requested by the client the agent can organize a second visit to properties where the client showed more interest.

• Negotiation Process

  If you have made your choice for your property in Albania, we will assist  you in the eventual negotiations. The entire process of negotiation will be managed by our experienced agents. Legal advice if requested will be provided by local lawyers.

• Purchase of the Property

  Coordination with notary offices and translation of legal documents. Notary publics are the most important actors in the legal process of purchasing a property in Albania. The sale contract has to be signed from both parties (Seller, Buyer) in front of a notary public.

  If the client cannot be present to sign personally the contract, we can sign the contract on his behalf.

  If we are granted with a special Power of Attorney we will arrange all the necessary steps to complete the purchase of the property in his absence. 

• Assistance with Bank Procedures and Financial Advice

  If the client wants to have an Albanian bank account, we will assist him in these procedures. We will provide you with all the necessary information and advice. 

  If specific and professional expertise is requested, we can organize a meeting with a financial consultant. 

• Monitoring of the Property Development

  The purchase process is not complete until the property is not delivered and the terms of the contract are respected. Monitoring of the property development and information update are provided on periodic bases by our company if the property is under construction.

  Whether you are buying directly from the developer or from private seller, you need to sign new contracts or change existing ones with electricity and water providers.

• Registration Process

  Assistance in the registration of the property in the local Property Registration Offices. Our agents will assist you or act on your behalf in the process of registration in the Local Properties Registration Offices.

  We offer furniture packages for your apartment with the assistance of professional interior designers and our local partner furnishing companies. We will take care of every detail of the process such as planning, furniture, electronic appliances,  painting of the apartment, plumbing, electrical installations, internet connection, satellite or cable TV services etc.

• Property Maintenance and Property Management

  We offer you to look after your property while you are away.

  This includes:

  • One cleaning each month of the year.

  • Payment of all electricity and water bills (the property owner  will be charged for the balance)

  • The company informs the owner within 24 hours about any relevant development related to the property.

  • A representative of the company must visit the apartment at least two times per month.

  • Pictures or written reports may be sent if requested.

  • We can also offer you other services upon request
